Home Inspection
Not all home inspectors are equal! Although a home inspection is a visual and non-technically exhaustive inspection, there are many tools we use to "see" more and provide a more thorough inspection for our clients. Infrared thermography, moisture meters, drones and more are used as part of our standard home inspection. Our standard home inspection also comes with a 120 day warranty to provide you with more peace of mind! Inspection reports are generally sent within 24-48 hours and all defects are photographed with detailed descriptions and recommendations. Please note, a high quality and genuine inspection report cannot be written quickly. Be wary of inspectors who promise immediate reports.
Radon Air Test
Radon is a naturally occurring odorless and colorless gas which can be found anywhere and poses a significant health hazard to humans. It is considered the second leading cause of lung cancer behind smoking and the number one cause in smoke-free homes. The EPA recommends mitigation when radon in the air is at 4.0 pCi/L or above. There are many myths about radon gas (presence of spiders in the basement is our favorite!) but the only way to know the level of radon in your home and to determine if mitigation is required is through testing. We recently purchased all new radon monitors, and all monitors are always properly calibrated to ensure accuracy. Protect your family's health and have your home tested today!
Wood Destroying Insect Inspection
Wood destroying insects can cause considerable structural damage to your home resulting in costly repairs. A WDI inspection will determine if treatment is necessary and alert you to any damage which may require repair.
Well Water Quality Tests
Is your well water safe for consumption? Contaminated water can adversely affect your health and reduce the life of your appliances. Water testing will determine if treatment or filtration equipment is required. We offer a number of water tests and typically get results within 2-3 days.
Mold Inspection and Indoor Air Quality Testing
Exposure to mold is a potential health hazard, especially to those with specific allergies to mold spores or pre-existing conditions. Our mold inspection is a visual examination of the home to find apparent mold or areas of concern from moisture intrusion or leaks that could allow for mold growth. Air quality testing is also available to determine the presence of mold in areas where mold may be concealed.
Drone Inspection
One thing many people don't understand is that home inspectors are not required to walk the roof and many inspectors inspect the roof from the ground. Viewing the roof from the ground is a terrible vantage point and many defects could exist which can't be seen from the ground. Although we prefer to walk roofs whenever possible, drone inspections are a standard part of our home inspection when a roof is not "walkable." This has become an invaluable tool when performing roof inspections and also gives us the ability to inspect high chimneys with a top down view.
Infrared Inspection
Another standard component of our home inspection is the use of infrared thermography. The infrared camera has a number of uses including testing and evaluating the HVAC system, finding plumbing leaks and testing the water heater, finding areas of possible moisture intrusion and energy loss, locating roof leaks and is even used to test the appliances. This technology is a game-changer and you can't do a thorough inspection without it! This is another service we offer completely free to our clients to provide you with an outstanding home inspection. (This infrared picture of a clothes dryer is from a recent inspection. After only briefly running the dryer, the internal temperature began to quickly approach 400(F). This is not normal operation and a possible fire hazard!)
Crumbling Foundation Inspection
According to the state of Connecticut (CT.gov) up to 35,000 homes built between 1983-2015 are at risk of crumbling foundations due to pyrrhotite being present in the concrete. Pyrrhotite causes irreversible damage to the concrete when exposed to oxygen and water. The only method of repair is replacement of the foundation.
